Share Your Story- Maintain HUD's "Green" MIP Reduction Program
Please write a letter to your elected officials to share property information related to projects that reflect the importance of the utilization of lower MIPs in the development of multifamily housing. As you may know, HUD’s “Green” Mortgage Insurance Premium (MIP) has been marked for potential elimination as part of the re-examination of environmental issues by the new administration. An elimination of the .25 MIP will increase pricing significantly for most market rate loans and impact the affordability and supply of HUD multifamily housing. Conversely, retaining the current lower MIP will add little or no cost to HUD or taxpayers, because it is already widely used. MBA will curate a collection of the stories and details you share with us – and present them in a cohesive package to elected officials – in an effort to have them weigh in with senior HUD officials.

              Below are some helpful talking points to tell your elected officials about the importance of FHA multifamily financing to an increase in housing supply – and the provision of affordable options to millions of American families. 

              • Intro: Provide your name and company
              • Sample Personalized Scenario: Hudson Heights of [insert company], located in the city of McAllen, TX. Last year, a 12- unit property was constructed using FHA insurance, with the .25 MIP, and immediately generated savings, providing much-needed housing (e.g., x number of units) to the community.
              • Point 1: Due to increased construction expenses, e.g., current labor costs, this property would never have been built, had the MIP been 60 basis points. The financing simply could not have handled the extra [insert dollar amount] cost of that premium.
              • Point 2:  I have [insert number] of deals in the pipeline, that also depend on the .25 MIP. Without it [insert number] units will not move forward, denying the town of [insert town name], this supply of much-needed housing.
              • Point 3: Retaining the current MIP, even after removing the “Green” requirements, is critical to ensuring continued production. In FY2024, the program facilitated the construction of more than 18,000 units. FHA multifamily loans run a negative subsidy, which in layman’s terms means they generate  positive revenue for the federal government. It is estimated that HUD has collected premiums in excess of $4 billion from FHA multifamily borrowers over the last 14 years.
